September Market Update, Folly Beach

September saw a big reduction in new listings coming on the market compared to last September.  Year to date data shows that the amount of new listings so far this year is very similar to last year for single family homes but substantially less for condos.  Also, September had a big reduction in average and median sales prices for both single and condo homes.  Looking at the year to date figures, single family homes have a significant drop in average and median sales prices whereas condos have a substantial increase!

Flood Insurance Changes

Flood insurance premiums have risen dramatically for some properties on Folly Beach while others were not affected.  The Biggert-Waters Law was enacted by Congress in June of 2012 to shore up a 25 billion dollar deficit in the National Flood Insurance Program (NFIP).  For some properties, the Biggert-Waters Law changed flood insurance premiums from a few thousand dollars to tens of thousands of dollars at the renewal date of the flood insurance premium.  This put an unexpected and unintended hardship on owners.  Thus, Congress enacted the Flood Insurance Affordability Act this year to soften the impact of the Biggert-Waters Law.

Folly Beach Renourishment & Erosion

Renourishment is on everyone's mind on Folly Beach.  More than half way through the renourishment, it is becoming very obvious that not as much sand is being pumped as the previous two renourishments.  Plus, recent storms took away most of the sand that has been placed on the beach.

Word on the street is that the contractor is having a hard time finding sand.  In addition, the sand that is being used is of low quality.  The renourishment is supposed to happen every 8 to 10 years.  But, I don't see how this renourishment can accomplish that goal.  I think it's time to plan for the next renourishment, now.
